News: Seller Surveys A Success

The Curchods’ Seller Survey is a survey report on the condition of the key structural components of a property. It is commissioned by the seller prior to marketing and assignable, with all rights, to the buyer upon exchange of contracts. It is conducted by Landmark Surveyors, who are one of the UK’s largest Independent Chartered Surveyors The report is written in plain, understandable English and the surveyors are always happy to talk through any particular items in the report with both the seller and the buyer.

The key features of this service are; sellers know in advance, of the condition of their property and can either put right any issue there might be or factor it into the sale price. Buyers are alerted at the outset, of any issue - not 4/6 weeks down the line, which is the norm in the UK.  Following buyers receiving the result of their surveys several weeks after they agree to buy a property, many sales are subject to a renegotiation of the original agreed price and quite a number fall through.

In a recent e-survey in which 1,753 people participated, Curchods' new Seller Survey was given an enthusiastic response:

If they were Sellers;

  • 51% of respondents said they would give consideration to commissioning one.

If they were buyers;

  • 53.5% of respondents said they would probably rely on the survey

 

Joint Senior Partner Andrew Dewar said; "Greater transparency in the house moving process is both necessary and inevitable for the future. Delays, disappointments and stress levels will all be reduced as a result. Often the knee-jerk reaction of a buyer after receiving their survey report is shock and uncertainty. And this drives many to seek a renegotiation, and some to withdraw entirely. Early disclosure will capture and retain many of these more nervous buyers. 

Whilst the Government’s Home Information Pack plans were an unmitigated shambles, the concept of a condition report to be included, was the only really sensible part of the whole fiasco, although it never became part of a HIP. We believe it is time to take a hand in shaping a better, more certain future for our buyers and sellers by introducing our Seller Surveys.
